I know that I've been gone for a while -- my mother passed away on June 6th, and I've been absolutely overwhelmed dealing with everything. I'm just about ready to return to my normal life, and that means that my blogs will be returning too. I look forward to reconnecting with my site visitors -- keep an eye out for me in late September!

Do you know when to change your furnace filter? How often you should have your plumbing inspected for leaks? What's the best time of year to clean your gutters and downspouts? Even if you don't, that's okay. Use this checklist to keep your home in good shape all through the year.

During The Fall

  • remove window air conditioners
  • change the batteries on smoke and carbon monoxide detectors
  • inspect the seals on windows and doors
  • inspect joints in ceramic tile and caulk around tub and sink
  • inspect unvented gas heaters for proper ventilation
  • have your heating system serviced
  • inspect for and repair any plumbing leaks
  • replace the filters in your heating system

During The Spring

  • inspect the attic, ceilings, and roof overhang for water damage
  • replace the filters in your air conditioning system
  • inspect walls and masonry for cracks and subsidence
  • inspect paint for wear or cracking
  • change the batteries on smoke and carbon monoxide detectors
  • inspect the seals on windows and doors
  • inspect windows for broken glass and screens -- clean screens
  • inspect exposed wiring and cords for wear and fraying
  • have your air conditioning system serviced
  • inspect your basement for leaks, moisture, termites, and wood rot
  • inspect door, window frames, siding, and trim for cracks

During The Summer

  • inspect the roof for damage or loose shingles
  • inspect the driveway and walkways for cracks and settling
  • drain the water and sediment from your hot water heater
  • replace the water in your hot water heater
  • test the pressure valve on your hot water heater
  • check to make sure water heater vent is not blocked
  • have your gutters and downspouts cleaned out
  • plug leaks along the seams and corners of your gutters

During The Winter

  • have your gutters and downspouts cleaned out
  • plug leaks along the seams and corners of your gutters
  • inspect and repair your home's sump pump
  • oil door locks and hinges and tighten doorknob and hinge screws
  • inspect the attic for pests -- birds, rodents, insects
  • inspect around your property for wasp nests and remove
